Education, Expertise & Board Support
We help address the everyday and long-term challenges boards face with hands-on support and educational opportunities. As credentialed experts on industry best practices and laws governing associations, we provide the professional perspective and training boards need and deserve. We guide each board toward compliance with regulations, laws and statutes, and we make recommendations for governing documents.
Homeowner Communication
Each association has a personalized web portal where governing documents and other important information can be easily accessed. Homeowners can view their accounts and make payments online. In addition to this resource, we have the bandwidth and experience to prepare and distribute communications by mail, email or text blast. Our knowledgeable staff is trained to assist homeowners with their questions and issues with convenient extended customer service hours.
Accounting & Financial Reporting
Our cloud-based bookkeeping allows boards to review and approve all invoices and electronically sign checks. With bank integrations, cleared checks can be viewed in real time. Professional and complete financial reports and bank reconciliations are uploaded monthly for review. We develop and implement budgets and assist with reserve studies. We also provide assistance with tax returns.
Collections
We provide homeowners with many convenient ways to make their payments: check, Auto-Draft or credit card. These assessments and fees are collected and processed daily. We ensure your community's collection policies are followed. When further steps are needed, our committed collections team works effectively - in accordance with laws, regulations and best practices - to maximize collections for your association.
Meetings & Records
We will prepare board meeting agendas and information packets to help facilitate productive and well-organized board and annual meetings. Then, we ensure minutes are made available to homeowners, as is required by an association's unique governing documents. We send notices to owners and prepare ballots at the board's direction. We also ensure all necessary records of the community are maintained and always accessible.
Enforcement & ARC Review
We conduct regular visits to a community to observe conditions, discover and verify concerns and issue violations as directed by the board. Depending on the governing documents, we can also maintain rental, pet or other required lists. We can coordinate architectural control (ARC) requests and approvals, as well as maintain historical records for future reference.
Real Estate Transitions
Our disclosure department will work with homeowners, realtors, buyers, title companies and lenders to provide the necessary documentation and information needed to complete a home sale. We will then work with new homeowners to set them up in our system and welcome them to the community.
Onsite Employee Management
When your association needs an onsite presence, we can partner with you to help manage onsite employees. These individuals receive access to group employee benefits. Your association can count on full HR support, decreasing liability and reducing recruitment, on-boarding costs and turnover. We also provide back-up coverage, professional supervision and performance management.
Maintenance & Project Management
Our maintenance team provides standard bid requests for comparable and competitive bidding from verified vendors. We also assist with or manage special projects. We will coordinate and follow up with service providers on contracted work. Requests are tracked efficiently through our workflow system which board members have access to. In case of emergency, our staff is available to address issues 24/7.

HOALiving is a network of community association management and service companies that benefit from mutual access to a library of board training materials, extended customer service and back-end business operations. This allows companies like ours to focus on individual client needs and interactions, without sacrificing education, innovation and around-the-clock service.
Every HOA benefits from professional partnerships with knowledgeable managers. Ultimately, these communities are run by volunteer boards with limited time and resources. We have the skills, tools and local experience to advise and support your community leaders in preserving your property value and quality of life.
We have a designated Transitions Manager who works directly with incoming associations. We communicate with an HOA's former management company in order to make sure all account information is thoroughly and securely transferred.
At HOALiving Idaho, we work hard to remain the best fit for every community we manage. However, if a client ever chooses to terminate our services, we provide the same assistance with that transition.
Our team is local to Idaho with homegrown experience in the community management industry. We hold multiple PCAM designations from Community Associations Institute (CAI), and our connection to the HOALiving Network allows us to provide our clients with many additional resources.
We believe in full transparency always. The monthly rate for each community is calculated based on multiple factors that indicate your needs and our scope of work. The proposals we issue are thorough and complete, providing a monthly cost for full management, as well as optional a-la-carte add-ons.
We are supported by HOALiving accounting teams that take care of all financial processing for our associations. HOA details are made available to your board members, and individual details are made available to owners, via our secure homeowner portals - in real time.
We prepare budgets at the board's discretion, following a thorough examination of all influencing factors, and we provide advice according to an intimate knowledge of industry best practices, current economic conditions and your unique HOA.
Our clients use CIT Bank and Modified Cash-Basis Accrual Accounting. We are prepared to make recommendations concerning Reserve Studies, vendors and other components that may affect the financial health of your association.

Homeowners have access to our Extended Customer Service Team from 7:00 AM to 9:00 PM (MST), Monday through Saturday. Many complaints and disputes can be resolved by sharing additional information and reminders concerning Governing Documents.
However, we are also experienced in properly documenting disputes, de-escalating situations, issuing fines, recommending mediation and following protocol to ensure equal treatment of all homeowners - always at the direction of an association's board.
As part of our board training efforts, we offer ideas and suggestions for community events. If you would like us to be even more involved, we are happy to discuss options. This service is billed separately from monthly management fees.
We are not insurance experts or providers, but we do value our close relationships with agencies that specialize in community association coverage. We are pleased to offer recommendations based on our experience with vendors and understanding of local and community-specific insurance requirements.
We take care of collections and the accurate, timely reporting of account information. Our homeowner portal allows owners to pay assessments manually or set up auto-pay. If you have community members that are more comfortable mailing their payments, we offer this solution, as well.
Our team structure is specifically designed to provide our clients with the support they need - timely and personal. Each association is assigned a Community Manager who is assisted by a Community Specialist. They know their communities inside and out, and they are available to their boards.
